Selling For Sale By Owner-Simple Effective Strategies

When you’ve made the decision to sell For Sale by Owner, the

method in which you market your home is what makes the

difference. This is what’s going to bring prospective buyers to

your doorstep and eventually get it sold. Let me provide you a

summary of some basic marketing ideas that should help.

Upfront you’ll need a turnkey solution, it should be easy to

implement and simple in terms of advertising. One of the easiest

courses of action would be to run an ad in your local newspaper.

By running a simple yet descriptive small ad, this can be an

effective marketing strategy and yield positive results in a

short amount of time.

Generally, people looking to purchase real estate initially

look at the classified ads to discover what’s available.

Ultimately, this provides a good amount of exposure to

individuals as well as real estate professionals.

For most, successful marketing boils down to providing a

systematic awareness that, you have something to sell, and you

are able to get the word out on a consistent basis.

Obviously shoving a sign in the yard is the most basic techniques

you can do. It’s a simple strategy and you could just luck-up

and have your dreams answered by having some stop their car and

make you an offer on the spot.

This however usually does not happen and is generally not

enough. You’ll need to do more if you want to serious attempt at

marketing your home.

Another simple step is providing a highlight sheet; you should

consider it a must. I recommend making them in color. Having a

nice flyer with all of the pertinent information makes your home

easy to remember after a long day of looking at different homes,

and makes yours standout from the rest.

Keep them fresh and constantly available. Make at least fifty

to start if you live in a suburban area. If you live in a rural

area maybe less than that but be sure to keep a steady supply

available.

Selling your home by owner is not that complicated. It does

however take consistent action and a solid strategy.

The MEFPAP Of Selling Homes

Effectively selling homes, and representing one’s clients (homeowners), is an essential component, of serving, as a quality, professional real estate agent! Many factors should be evaluated, carefully, and thoroughly, in order to determine, the best approach, for a specific property. After over a decade, as a Real Estate Licensed Salesperson, in the State of New York, I have simplified, some of these considerations, into, what I refer to, as the, MEFPAP of marketing and selling homes. With that in mind, this article will attempt to briefly review, consider, examine, and discuss, using the mnemonic approach, what this means, represents, and mandates, for responsible, responsive, meaningful representation.

1. Market conditions/ competition: Depending on the specific market conditions, as well as the competition, the best approach, must be focused and adapted, to achieve the best possible results, for one’s client. These factors should help develop the best listing price, as well as how to market, etc, the property, to appeal, to the appropriate, qualified, potential buyers.

2. Economy (overall, and local real estate market): When public confidence is high, more people are ready, willing, and able, to proceed forward, in a smart, logical, effective manner. A combination of a strong economy (both, actually, as well as perceptually), relatively low – interest rates (so, mortgage rates are attractive), and the local area, is a desirable one, benefits the marketing, and sales – potential, of a particular house.

3. Features of a specific home: Objectively, review, consider, and evaluate, the specific features of a home, and consider, what might make this particular house, most desirable, for potential, qualified buyers! Pay particular attention to the property (size, shape, location), as well as its curb appeal. Why would someone be drawn to this house, compared to others? Most people pay particular attention, to the kitchen, living rooms, bathrooms, and distinctive characteristics, so compare these, and accentuate the positive!

4. Property and specific location: Is the property, a good balance, between, too large, and not big enough? What about the specific location, is positive, and/ or negative? What potential does this specific property, possess?

5. Agent – friendly: If you want to get the best results, be certain, the house is agent – friendly, and easy, and ready – to – show. One never knows, the ideal time, the best buyer, might be available, and desirous of seeing the house, so, it’s important to make the home, agent – friendly, and focused, on getting the best possible results!

6. Price: The two major issues, are pricing, and location! Only, when a professionally designed and created, Competitive Market Analysis, or CMA, is used properly, to create the Listing Price, will the best scenario, result!

Focusing on getting things done, and effectively using the MEFPAP of selling homes, is the most reliable way, for a real estate agent, to provide, the finest level of service, a client needs, and deserves. Will that be your focus?

Selling Your Home – FSBO – Is it Time For a Total Shock and Awe Marketing Campaign For Your Home?

In today’s over-crowded real estate market to pull out all the stops when creating a marketing campaign for your home. You need to use every marketing means available.

You need to overwhelm the market with information about your property. If you don’t your home is likely to get lost in the sea of other properties on the market. You might want professional help for planning out your campaign, or else do a lot of reading to get knowledgeable on real estate marketing.

The first thing you will learn is that there are literally dozens of places to advertise your home-for-sale website. You will also learn that many of them are free to use if you comply with the website terms.

The only cost to advertise on these sites is the time to register at the site and set up your property advertisement. It may be more efficient to hire somebody to do this for you because there is a learning curve in working with all these websites out there for you to advertise on.

The same is true for other places online you can list information about your property for sale. By this I mean social bookmarking sites, social networking sites, blogs, forums and directories. There are more of these than you think, i.e., dozens of each kind that are available to you.

Then there is the non-internet advertising media. There are more of these than you think too. People think there are only two newspapers in Maryland (in Baltimore and Annapolis) but there are actually 36. The same for magazines and free distribution “shopper” type papers for classified ads.

The thing you won’t want to do is blow a lot of your money on one or two expensive ads (like a display ad in the Washington Post, for example). Every dollar you spend has to be analyzed to give you the most “bang for the buck” in terms of exposure, readership, and traffic.

Paying an internet marketing consultant with expertise in real estate marketing will give you access to dozens of free (or very cheap) advertising vehicles, and this will cost less than some expensive ads can cost.

Internet marketing even allows you to set up “word of mouth” advertising campaigns, which can be the most effective. There are dozens of paid advertisement websites online also, including Google, which now gives local real estate search results.

Real Estate Transaction Process: Pricing, Marketing, Selling, Sales, Closing

Being an effective, quality, real estate agent, requires several skills, abilities, experiences, expertise, judgment, and actions, used together, to make the process, easier, less stressful, and far more efficient/ effective! This process begins with properly pricing a property, from the start, using a professionally designed, Competitive Market Analysis, valuable, properly designed marketing, well – considered, selling, bringing about a sale, and paying keen attention, until the closing. After more than a decade, as a Licensed Sales Representative, in New York, I have come to realize, the difference, the right agent, might offer, and, so, with that, in mind, this article will attempt to, briefly, consider, examine, review, and discuss, some of the key considerations, to understand, during this process, and period of time.

1. Pricing: Often, the initial, listing price, sets the tone, for how well the process will go! The best approach is to price it right from the start. Statistics, and data, indicates, the best offers, come, in the vast number of instances, in the first few weeks, after a property is listed, so, doesn’t it make sense, to attract, the maximum number of qualified, potential buyers, from the start, by pricing it realistically, and in a well – considered manner. Sellers should demand, their agents, explain, their pricing rationale, and closely review a Competitive Market Analysis, and use it, to its best purposes.

2. Marketing: What is the best way, to market, a specific house, and property? Choose an agent, who prepares, a fully considered, well – designed, marketing plan, which includes, the reasoning behind, the best media, for your home, and how to get the most bang – for – the – buck. Included in this planning, should be: the proper combination of media use/ usage; priorities; goals; the house’s niche; niche – marketing, etc.

3. Selling: Selling must be proactive, and, clients and agents, must work together, as a team, in order to achieve the best possible results. How quickly an agent responds to leads, answers/ addresses his client’s concerns, and perceptions, and the quality of his advice, in a well – considered, timely manner, often, differentiates, the right representative, for you, and the rest – of – the – pack!

4. Sales: The process of selling, must close the deal, with the results, which make the most sense! Only when the sale, is completed, and, brough to fruition, has the agent, provided the service, his client needs, and deserves!

5. Closing: Some falsely believe, the process is over, when the offer is made and accepted. However, many things, might happen, between, that step, and the closing, and, thus, experience, expertise, foresight, and planning for contingencies, are essential qualities, needed to be a great real estate agent!

Homeowners should hire someone, to represent them, who will pay attention, to all these factors, and create a scenario, where his client, receives the highest, possible price, in the shortest time period, with the best terms, and the least hassle! SInce, for most, their house, represents, their single – biggest, financial asset, doesn’t that make sense?
